Planning
Building a firm foundation
Planning is a crucial step that should never be overlooked. At REDCOM, we can be your partner in developing architectural plans to executing construction, and every step in between. Our process is highly collaborative, completely transparent, and customized to each individual client.
Whether you have a particular facility in mind or not, we can help with the planning process. REDCOM can provide assistance with selecting a site that fits your needs and conduct both an initial site investigation and a feasibility study to ensure that we begin your project on a firm foundation.
Programming
Perhaps you’re looking for a facility and are struggling to find the right match? REDCOM will perform a programming analysis to determine where you are now as an organization and also determine what your future needs will be. We want to ensure that you are going out into the market as an educated buyer so that you can maximize your return on investment. REDCOM has many trusted contacts in the real estate brokerage industry who specialize in geography and niche industries. Together, we will get you exactly what you need!
Feasibility Study
We will provide a feasibility study to our clients during the sales process, which covers four essential parameters for a particular property: zoning, timing, cost, and size. It is crucial that this plan of action be laid out early so that we can avoid unwanted surprises.
Site Investigation
If the feasibility study proves positive, we can move forward with an initial site investigation. This analysis takes into account all site characteristics including: wetlands, flood plains, Raparian buffers, man-made pollutants, and proximity to neighboring properties. Various areas need to be taken into consideration such as: the type of soil, the effectiveness of drainage, the presence of buried organics, etc.
Further into the site investigation, we can provide information on the prospective property including zoning, environmental characteristics, setbacks, building size capacity, permitted utility, taxes, and general township politics within 24 hours. There is no charge or commitment during this process. Through our engineering services, REDCOM is able to provide our clients with both an analysis and a cost estimate to repair these physical attributes.
* Certain states require that design professionals be contracted separately from construction entities. In this case, REDCOM will act solely as the general contractor and will work with an independent, state-approved design professional to achieve the same great results as our design/build offerings.
